3 Reasons Curb Appeal Is Even More Important in a Seller’s Market

In a seller’s market, the seller holds all the cards. That’s a given. It means that there are more buyers than available properties. It also typically means that the seller can just about ask any price, within reason, and get what they are asking! When it comes to homes such as those listed in Rancho Santa Fe luxury real estate, for example, you already know that you can place a high dollar asking price based on the valuation of your home.

However, that isn’t always enough to get what you have listed your home for. Sometimes it’s the littlest things that make a huge difference. This is seemingly so when it comes to curb appeal. Here are three reasons why.

1. Curb Appeal and Comparables

As mentioned above, Rancho Santa Fe real estate is always considered to be luxury, high-end, real estate. You can almost always assume that sellers will list their homes based on the average valuation of homes in the neighborhood. Even so, in a seller’s market those prices are primed to be priced even higher than normal, within reason that is.

The first thing prospective buyers will do when looking at homes for sale is drive by to get an initial impression of the property. If you are going to list your home for a high dollar amount, don’t lose potential buyers because they weren’t thrilled with the appearance of your home from the street – curb appeal. Rancho Santa Fe real estate agents will tell you just how often the appearance of a home on a drive-by inspection can lose a deal before an offer can even be made.

2. Indicative of a Well-Maintained Property

Another thing a Rancho Santa Fe realtor will explain is how a property viewed from the exterior tends to indicate how well a home has been maintained. If the outside is a disaster, is a buyer likely to expect anything different with the interior?

Always make sure your lawn is well-manicured complete with edging and that all shrubs and bushes are pruned and shaped. Prospective buyers will certainly not be looking forward to excess landscaping when buying a luxury home and they will surely not want to pay a penny over market value, even if it is a luxury home.

3. Hints at Interior Beauty

As mentioned above, what they see on the outside hints at the interior beauty of a luxury home. If everything is artistically landscaped and well-kept, they would expect nothing less on the inside. You may also want to use landscaping and hardscaping that complements the interior design of your home.

It may be a seller’s market but the buyer has the right to expect what they are asked to pay. If they can’t see how the interior would be any nicer than the exterior, they will lose interest quite quickly. How important, then, is curb appeal? If you have any doubts whatsoever, you can judge for yourself based on the number of prospective buyers interested enough to schedule a walk-through.
